Have you been looking for a way to support the community you love and live in? Are you interested in meeting new residents and helping them feel welcome? Here is your chance!
Every year approximately 6-10 new residents move into Deer Run. Some are from nearby while others are from far away (like Germany!) The Welcoming Committee meets with them at a time that is mutually convenient to ensure that they are aware of the many opportunities within our community (like the walking trails!) and the basic information they will need (like when is trash day?) All that is required is a kind smile and the desire to make your neighbor feel welcome.

The Deer Run annual Owner’s Meeting will be held Tuesday, July 25th at 6:00 p.m. at the American Legion Hall, 5700 Kentshire Drive, Kettering OH 45440 (the same place it was held last year). Summer is the perfect time to catch up on some reading, and we now have a Community Library box at the Clubhouse to make that just a little easier! Once we have some books available to share, our very own Cindy Beck has agreed to monitor our library.   Please feel free to take advantage of this opportunity, as the more people who participate, the more variety our library will have!

Due to our Managers consistently working with moving time frames—in addition to working outside the office with property inspections and meetings—we at Towne Properties have come up with a solution to better serve you. Please see the enclosed attachment for a copy of our new Appointment Form!
If you have an issue you feel cannot be resolved via email or a phone call*, you’ll just want to complete the enclosed attachment and return it to our office via the lockbox to the left of the main door—or, by fax, email, or regular mail. Your Manager and/or Admin will then reach out to you to determine a time for you to stop by our office to discuss your inquiry(ies), if we are incapable of helping you via email or the phone.
When completing your form, please make sure to provide as much information as possible, so that we can help you in the most efficient and effective way. We hope by utilizing this system we are able to save you not only time—but the frustration of potentially arriving at our office when no one from your community is available.

*Please keep in mind we have up to 24 business hours to respond to non-emergency inquiries—typically, we run on a much tighter time frame, but there may be times in which we are not able to respond until closer to the 24-hour marker. As a friendly reminder, emergencies consist of issues that either will immediately cause someone harm—or, issues that will immediately economically impact the Association.

The Deer Run annual board meeting is almost here! (The July date will be announced soon.) At that time, those interested in being a board member will have the opportunity to introduce their self and share their desire to serve. As we are all aware, inflation is affecting everyone, including the Deer Run budget. Due to WM increasing their fees in 2022 and 2023, we decided to do a deep analysis into the costs. Their fees have increased from $32,220 in 2021/2022 to $64,060 in 2023. We have been happy with their services, but this increase has caused some concern. We have checked into other vendors and we still feel WM is best for our community. Also, other communities are doing the same thing to stay within their budgets. Below is the breakdown of the cost:
$39,319.08 Trash Pick-up annually
$24,740.52 Recycling pick-up annually
$64,059.60 for 2023
We were going to send out a survey, but we have discussed with a variety of owners and monitored the weekly recycling. As a result, the Board voted to remove the recycling from your home as of June 1, 2023. You will have one trash container for each home.
In addition, we will be placing a large (8YD) recycling bin at the end of Deer Run cul-de-sac where they store the snow equipment and salt. WM will be picking up the recyclables once a week unless we determine more often is required.
The cost for this recycle container is nominal… $1000/ year for once a week pick up vs $24,740/year! In addition, if an individual owner wants to recycle, they can make arrangements with WM directly for pick up at their house and be billed directly.
John Bertsche will be the point person working with WM and Towne to make this an easy transition. Some people may need to change out their trash bins currently being used. The board is dedicated to reviewing all costs to maintain our community and be good stewards of our financial position. Thank you for your understanding.
